    Two true numbers that do not quite agree.

    Summerset publishes resale times village by village, because the law requires it. Summerset also tells the market a shorter story. Both are theirs.

    Averages hide range. At the same village, one villa took 106 days and another took 584. A family is not waiting for the average — they are waiting for their own home to sell, and nobody currently tells them where in that range they sit.2

    This is not an accusation. Both figures come from Summerset, both are true, and across the sector Ministry data shows more than 75% of units relicense within six months. The gap is not honesty — it is that an average is a company’s number and a family is living a single case.5

    Every Summerset village page already lists a Sales Manager with a phone number and an email address. That person exists today. The concept does not invent a new role — it puts the one that already exists onto the record, at the moment a family most needs someone specific to call.

    what it may do

    Read the agreement and the village’s own published figures. Do the arithmetic and show its working. Name every document still outstanding, and who it is with. Write each step to the evidence pack.

    what it must never do

    Give the explanation a lawyer must give and certify before an agreement is signed — that is a certified act, in a prescribed form, and no AI can occupy it.6 Suggest selling investments or drawing on KiwiSaver to fund anything: explaining the fee mechanics is factual information, recommending how to pay for it is regulated advice.7 Describe care as guaranteed when the agreement says subject to availability.8 Or apply the faintest pressure to anyone.

    No percentage here, because we do not have one. A concept that invents a number is worth less than one that names what to measure. Reform has been announced but no Bill has been introduced — so none of this is presented as law.10

    The mechanism: the outstanding document is named on day five instead of discovered on day one hundred and eighty. Measure it against the prior year, and measure the interest actually paid — because under the agreement, incomplete paperwork is what stops it.

    The mechanism: the stage, the reason and the next step sit on one page the family can open. Measure it as contacts per estate about settlement status.

    Any complaint alleging pressure, or any suggestion that care or resale timing was represented as certain. If either appears, the concept has failed on its own terms.
